Property Description: For a number of years this farm produced conventional pineapple, then in 2014 converted to to organic. There were various problems not having to do with the farm which caused the operator to suspend the operation. The land has not been used since and the organic certification can be renewed without any problem. The farm is fortunately located close to a Cooperative that specializes in receiving, packaging, sale, and shipment of organic pineapple. The Cooperative is seeking more production and will issue favorable contracts for all aspects of production, packaging, and marketing. The Coop can contract field preparation, deliver of slips, planting, and all other services. However, this farm has some of the necessary equipment, a 155hp tractor and disk harrow. Purchase of a bedding machine and spray boom will allow the operator to do most of the tasks required. The farm could be absentee owned. With the employment of an experienced equipment operator and overall manager costs of production can be lowered over the costs of contracting through the Coop. Costs of production are somewhat higher for organic production, but the price at the Coop is $.60 /kg, as verses a usual $.30 kg for conventional. The asking price for the 367 acres land, 143 hectares, is $10,490/hectare. Of the 143 hectares, 105 are cultivable, so the price for the useable land is $14,285. Using all the services of the Coop, the operating costs total $42,000 per hectare and the income $60,000 The land price is very low for good pineapple land, especially with the organic certification. Habia problemas que no tenían que ver con la finca que causó el operador suspender producción. Desde 4 años la tierra quedó sin utilizar, así la certificación orgánico se puede renovar sin problemas. La finca está ubicada cerca de una Cooperativa de Pital que busca mas producción de fruta orgánica y extenderá contractos por todas facetas de producción y empacando y exportando la fruta. La Cooperativa puede contratar preparación del terrano, entrega y plantación de hijos, y todos otros servicios. Sin embargo esa finca tiene un tractor de 155hp y equipo de rastros. Compra de una encamadora y spray boom permitirá el operador hacer casi todo lo necesario a menos costo que por contrato. La finca puede ser operado sin la presencia del dueño con el empleo de un administrador y operador de equipo. Los costos de producción son mas altos por orgánico, pero el precio que paga el Coop es un promedio de $.60kg, versus convencional de $.30kg.
